Programming- The information-gathering portion that includes client interviews to obtain the scope, budget, timing, and priorities of the project. Upon signing a written agreement or contract, we charge an hourly rate, or a percentage of the overall budget of the project.
Schematic Design- The execution of preliminary design concepts and conceptual drawings, specification sheets that include the initial selection of furniture, materials, finishes &/or equipment (FF&E).
Design Development- The presentation of all final furniture plans, specifications for all FF&E, completion of all architectual drawings & sample boards if necessary, and preparation of a more complete project budget.
Contract Document- Preparation of lists of vendors or contractors that are recommended to the client. For projects that will go out for competitive bid, a FF&E specification sheet is prepared.
Contract Administration- The actual competitive bid process or the placing of orders for all FF&E, as well as the actual construction and installation work, review of shop drawings & submittals from vendors and on-site supervision of installation of FF&E, final walk through, & post-occupancy activities.
